Substitute Trustee's Notice of Sale STATE OF MISSISSIPPI COUNTY OF Union WHEREAS, on the 10th day of October, 2001 and acknowledged on the 10th day of October, 2001, Marcus R. Pate and Betty L. Pate, husband and wife, executed and delivered a certain Deed of Trust unto Wells Fargo Escrow Co., LLC, Trustee for Wells Fargo Home Mortgage, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Union County, Mississippi in Instrument# 014543; and WHEREAS, on the 22nd day of May, 2013 the Holder of said Deed of Trust substituted and appointed Emily Kaye Courteau as Trustee in said Deed of Trust, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2013001854; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 3rd day of July, 2013, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the north front door of the Union County Courthouse at New Albany, Mississippi, for cash to the highest bidder, the following described land and property situated in Union County, Mississippi, to-wit: Begin at a point where the West right of way line of the Red Hill public gravel road, as it now runs, crosses the South line of the North half of the South half of the Northeast Quarter of Section 24, Township 8 South, Range 4 East, run West on said line 325 feet, run North 175 feet, run East 325 feet, more or less, to said right of way line, run in a Southerly direction along said right of way line 175 feet, more or less, to the Point of Beginning, containing 1.3 acres, more or less, in the Northeast Quarter of Section 24, Township 8 South, Range 4 East, Union County, Mississippi, and being a part of the same land described in Land Deed Book 128, Page 448.
