NOTICE OF TRUSTEE'S SALE OF LAND Under and by virtue of the authority vested in me as Trustee in that certain Deed of Trust dated July 31, 2012 executed by Gregory Preston Cato, Jr. unto William F. Schneller as Trustee, to secure an indebtedness therein described to Bank of Holly Springs, said Deed of Trust being of record as Instrument No. 2012002623 of the land records of the Clerk of the Chancery Court of Union County, Mississippi; and default having been made in the payment of the indebtedness thereby secured, and the undersigned having been requested by the legal holder of said indebtedness to foreclose said Deed of Trust, notice is hereby given that I, as Trustee aforesaid, will, within lawful hours, at the front door of the Union County Courthouse, in the City of New Albany, Mississippi, on Friday, June 14, 2013 offer for sale and sell at public outcry to the highest bidder for cash, the following described property, situated in the County of Union , State of Mississippi, to wit: Indexing: 20.20 @ (assessed by Union County Tax Collector as 19.50 @ more or less) Southwest Quarter of Section 19, Township 7 South, Range 4 East Union County, MS and more particularly described as follows: Commencing at the northwest corner of the southwest quarter of Section 19, Township 7 South, Range 4 East, Union County, Mississippi; thence South 1 degree, 56 minutes East along a wire fence line 1636 feet to the point of beginning; thence North 72 degrees 33 minutes East 1824 feet to a point; thence in a southeasterly direction along the west right of way line of Mississippi Highway 348 a distance of 888 feet to a point; thence South 86 degrees 11 minutes West along a wire fence line 919 feet to a point; thence South 1 degree 56 minutes East along a wire fence line 100 feet to a point; thence South 88 degrees 28 minutes West along a wire fence line 1309 feet to a point; thence North 1 degree 56 minutes West along a wire fence line 384 feet to the point of beginning, containing 28.2 acres and lying and being situated in the Southwest Quarter of Section 19, Township 7 South, Range 4 East Union County, Mississippi. ALSO LESS AND EXCEPT: 5.0 acres more or less conveyed by William Donald Gault to Walter Ray Meinz and wife, Linda June Meinz by conveyance of record in Deed Book 141 at page 486-487 of the land records of the Chancery Clerk's office of Union County, Mississippi said property being more particularly described as follows to-wit: Commence at the Northwest corner of the Southwest Quarter of Section 19, Township 7 South, Range 4 East Union County, Mississippi; thence South 1 degree 56 minutes East along a wire fence line 2020 feet to a 40 inch oak tree at the southwest corner of Donald Gault 28.2 acre tract; thence North 88 degrees 21 minutes East along wire fence line 1309 feet to a point; thence North 1 degree 56 minutes West along wire fence line 100 feet to the point of beginning; thence North 12 degrees 35 minutes 450 feet to a point; thence North 86 degrees 11 minutes East 710 feet to a point in the west right of way line of Mississippi Highway 348; thence Southeastwardly along said west right of way line 62 feet to the northeast corner of Ray Meinz one acre tract; thence Westwardly 219 feet more or less to the northwest corner of Ray Meinz one acre tract; thence southwestwardly 210 feet more or less to southwest corner of Ray Meinz one acre tract; thence westwardly 172 feet more or less to northwest corner of I. P. Grubbs 2 acre tract; thence southeastwardly 215 feet more or less to the southwest corner of I. P. Grubbs 2 acre tract; thence South 86 degrees 11 minutes West along wire fence line 447 feet more or less to the point of beginning containing 5.0 acres more or less and lying and being situated in the Southwest Quarter of Section 19, Township 7 South, Range 4 East Union County, Mississippi. The purchaser will be required to pay the full amount of his bid in cash at the time of the sale. I will sell and convey only such title as is vested in me as Trustee.
